If you are building your book and have extra time to market, I would cold call all of the top agents and mortgage brokers in the area. 

There are 100 apartments for sale nearby, however the property is poorly maintained, poorly run, and appears to have extremely high turnover.

Whether you choose direct mail or cold calling, you need at least 500 records to start with and continuous follow-ups.Best wishes!

I was able to get a lead after cold calling about 10 for sale by owners.

Typically PM requires all the 'fees owed', therefore it'll cost you the same amount regardless  Personally, I find this clause extremely unfair.Not Renewing:  You will complete the terms/duration of the agreement but not renew. 

Implement a marketing campaign where you parlay your direct mail pieces (4) with cold calling, and email sequences. 

If you toss the extremes out, you are left with something in the range of $3,000 - $6,000, depending on what, where, how, and why. 

People on this site seem to be pretty optimistic about cold calling and mailers as well so if you have capacity to do something with a site if you can secure it that might be another way to go about things. 

Today when I was cold calling I got this objection " this sounds like a scam" how would you handle that objection?!
