So I just got my list from list source and county clerk, I just started wholesalling. This would be my first deal and I have over 100 address. What do you suggest I do first. Step by step.

Gurus said that? And you believed them?

Don’t worry, you are not alone but know this, most of what gurus say regarding wholesaling is a bunch of hogwash worth as much as that piece of gum you stepped on in the street.

My best advice here, don’t listen to gurus on wholesaling, it’s just a scam to get your money.

Quality over quantity. A cash buyers list of 100 buyers who are unproven is worth less to the wholesaler than one cash buyer who is proven. Plus, if you have just a few solid and proven cash buyers, you can know what they are looking for and go find it rather than find anything hoping someone will buy it. That is how 99% of wholesalers who fail operate and most leave the poor seller hanging when they back out of the contract.
