Switching Property Managers

I am switching property managers from one who I've enjoyed to my son. He shows interest in rental property investing and the idea of keeping business in family is appealing. Truth be told, I was planning on looking for a replacement regardless as the property should be running more smoothly than it is at current time. 

Any suggestions or stories from your experience firing or hiring property managers? This will be my first time replacing one.

I feel that you should be very certain that your son is capable of the duties before firing the professional. I had no idea the amount of work that goes into PM until I dove headfirst into it. While the work can be done by someone with little experience, it should really be done by a professional for best performance. I would also be cautious because here in Wisconsin, you need to be a licensed agent to manage properties. Be sure you are complying before hiring someone who does not legally operate in that space.
