I would call an insurance broker and have them shop around for a good deal for you.

Present your findings to the listing broker who should give to the short sale specialist at the bank.

I like your instinct to not "believe" his statement.I'd seek the opinion of an independent commercial broker, and an independent residential broker, that don't have any potential vested interests in the game.

For a commercial loan or residential, how do you normally find your loans.Do you go directly through institutional banks like BofA, Wells Fargo, etc or do you go through a mortgage broker who seeks out loans?

Picked some up as a broker doing fixes to unmarketable properties RE, bricks and mortar, was not really the focus, it was making deals work

It's not a state contract and usually a broker won't allow agents to use guru contracts, the E&O coverage may not apply if the broker fails to use approved contracts.

I'd be interested in hearing about how other tenant rep brokers organize their day AND tips/tricks and stories about canvassing for clients, especially in downtown office buildings.
