@Scott Rowsick  I am still a basic member (obviously) but to me the two big ones right now are the ability to search the member database by zip code and to view who is looking at your profile.

We invest in KC, zip codes 64130, 64110 and 64110great investments, nothing rented under $900 per month with great returns. 

Be sure to reverse wholesale and follow the cash (you can find the most popular zip codes on listsource.com)2.

My criteria were pretty simple...6 zip codes, 2+ unit, high equity.   

I prefer CL since you can provide only the zip code and then provide the actual address only to interested parties

To be honest, I do think the market for my area is heating up quickly, but this is the third house in 6 months (I only have 3) that's rented on the first day of showing, all in the 30032 zip of SE Decatur, metro Atlanta (B- or C+ neighborhoods). 

I initially targeted my zip code with a 3 mile radius and high equity (>50%).

Also,Be sure to get them in zip code order and ask them  to delete all corporations and LLC.

When the cash buyers start calling from your advertisement(s). get all the info you can on exactly what they want to buy, how often, what areas or zip codes, and how much they are willing to pay.
