I'd highly suggest doing tons of research on it before buying in any neighborhood. 

However, I seriously doubt that Zillow will be researching and contacting these distressed sellers to get their business. 

I did my research, found shell comps were selling for ~65k-70k.

Based on my basic research, this area mixed with SFH and rental apartment building, the crime rate shows tier 2 from Trulia (not that bad), and vacancy rate is around 15%.

I was able to take away from the seminar tips and tricks to get started by doing more research and due diligence.

I also  selected through research about 108 houses out of my 135 lot neighborhood to be my initial 'farm' of houses most likely to sell and have sent my first direct mail to them (making sure to make it clear I'm a neighbor!

I have researched into the program and have not found much relating to the process to get approval for a loan on this program and what other requirements I have to meet.
