A decent strategy, just marketed as a "quick and easy" route type-of-thing, without diving to deep into the the nitty gritty details of a deal and what all the numbers actually look like in practice.

As stated above I would highly recommend diving headfirst into everything you can within the education tab, listening to podcasts, and reading as many REI books as you can get your hands on.Go into your first deal well informed and if you need the help of an agent just make sure you find one who actually understands investments (A TON do not).

Congrats on making the deep dive into real estate! 

From the comments I think I have an elementary knowledge in terms of overview of the industry but it would be probably be useful to buy some resources (ordered Joe Fairless's book) to go deeper in understanding deal analyses and raising funds.

That area is the one that I have developed a keen sense of "what's out there and what's a good price" and when something comes up that seems off it merits a deeper look. 

Anyone else deep dive if LLC actually offers the benefits or protections we have all heard about (limits the risk to the business)?

Spent a few weeks deep diving the ones we were interested in. 

I'm going to do a deep dive into the house hack method and I'll reach back out once I have some more questions.
