That was about a month ago and since then I've been studying and listening to the bigger pockets podcast (just finished episode 70; side note Grant Kemp has a good thing going).I'm from the Northern VA area and I was stationed there about 8 years ago.

Im not sure if the car was loaned to her by the dad or if it was the tenants vehicle but the seller doesn’t have money to pay the bills and also thinks something isn’t adding up with this car.In an attempt to assist the woman I gave her the contact info for the Baltimore Lawyer Referral Service (service available in every state where you pay ~$35 and can speak to an attorney in any field of law for 30 min and receive legal advice) so she can get legal advice and weigh her options and told her I can buy the property and close quickly on it and I mentioned regardless of the vehicle situation we can get her enough money to pay off the car and put money in her pocket easily.She seems really happy I’m assisting her but I know nothing about tenant laws or probate laws or even how a car can be tied to an estate.

I do wonder if it would be worth it for me to study and become a certified real estate agent and maybe save a bit in regards to commission and such.

Summer break before my senior year is about to begin and I really want to get some real world experience by being an assistant or shadowing at a brokerage over the summer.

He assists many of my clients in this area is very investor-minded

So, if I could get a need to know list for this meeting I can study what those terms are and why they are important.   

As your portfolio grows you may want to hire a PM anyways to free you up to continue finding more properties.You have a lot of choices and a lot of studying ahead, but it’s all good stuff!

It's not my first house, but it is in a USDA up and coming area of GA so I will have some of the first time home buyer benefits of down payment assistance etc...
