Most folks will just take the path of least resistance.

I know an enforcement blitz would get my point across without a doubt, and I may end up resorting to that, but if there is any way I can do it "peacefully" thats the path I want to follow.

@Steven Ellington i always look at investing in the 'path of progress', which you described pretty well in scenario 2.

In Atlanta, you'd have to buy in the path of progress to get the appreciation you're looking for.  

Could really be the reason its been on the market for so long, there were still looking for their "dream home" and turning down offers until then.Pretty straight forward.

I would think this is pretty straight forward:1) Lease says "no smoking" on property;2) Neighbour complains of smoke - visit offending tenant, show them the clause in the lease and explain if it continues, they are moving.3) When next offence occurs, serve notice.

For those of you who have traveled this path before, can you recommend what MHP resources/materials/study courses that you feel are exceptional and comprehensive in scope and that would provide me with all the knowledge that I need to make an educated decision on buying a MHP?

You will never lead them down the path of closing a deal.
