What are some red flags on this one?

It is red hot like many other major cities.

You only paid the deductible and the insurance company paid the rest is a red herring.

Huge red flag w/ underwriting when a borrower has a new base salary higher than previous earnings and the 'employer' is an immediate family member.

To CYA just list the things on the credit report that are the red flags when you send the denial.

I send a breach of lease demanding payment, the honeymoon is over and I haven't seen a single red cent from these people.

They say he will red tag his Grandma.I have never met him though and he may be a nice guy. 

@Aliz Rao I'm not one to be negative, but there are so many red flags with this transaction that I would never have advised a client to do this deal...maybe have an exit plan in place just in case this one doesn't work out as you had planned...you're upcoming out of pocket is going to be massive over the next year...huge carrying and renovation costs...and best case your returns don't make sense for the risk you're assuming...
