It would tough for them to sue you for the security deposit if they failed to meet their obligation, and you followed state guidelines for itemizing the portion of security you retained.More realistically, something to consider is that you do run a risk they'll sue - especially if there's a case the door was a safety hazard or there's a state statute that allows them to break the lease.

. - The hardest part for me I would say was the portion on proration's and financing that being said I passed the test the first time, I know many colleagues that thought it was a test that you can skim over all the study materials and expect to pass and quickly realized that it's not - (Not saying that's you but I know many friends who thought that) but I would say just be sure to really study the material and take all the practice courses that you can if you do that I'm confident you will pass the second time around!

As such, I expect my repairs cost and vacancy to be lower (will be going with home warranty $500/yr), other portion of repairs will deal with tenants induced repairs and carpet replacements etc...

First thing to ask is there a recent timber cruise.. this is a timber appraisal done by a forester. when you look at those it will tell you age class size species mix and even give you current market values.. now remember when you see those they are doing the valuation as if you were going to slick off every single stick on the unit. and just leave the leave tree's as required by law.... depending on growing site area IE 1, 2 ,3 you can figure out growth rates. and your appreciation over time.1. ask them what the difference between a domestic log and import log is.2.

Hello,I will be financing my purchase and renovation costs (with a down payment of course) and was wondering in calculating my ROI….Do you calculate the ROI as the total CASH out of your pocket (Down payment, closings costs, mortgage payments) so profit (money left over after the mortgage is paid off and closed) divided by cash out of pocketor divided or as the TOTAL costs (including the balance on the mortgage) so the profit (money left over after the mortgage is paid off and closed) divided by the total cost including the mortgage portion that was only paid off at closing.

And, any absolute numbers for "cash flow" or equity are sorta useless without knowing the size of the deal.And, of course it's highly dependent on location, neighborhood characteristics, and the investor's preference for product type.
