This deal is going to a pain to finance, just want to give you the heads up that it probably will not happen.

A due on sale clause could be triggered which will cause all kinds of pain if not planned.

Not a fan of mixed use buildings that have a vacant commercial space, because those can be a pain to get a stable operating business in there that you're not consistently having issues with.

It can be a pain qualifying your property and passing the inspection, but they look at it as rental insurance because the government will pay even if the tenant stops.

I can't take her to small claims cause she disappeared,  at least that would have been on her credit report.   

Sure we could've gone the route you suggested, but I still have no desire to be in student housing regardless of the typically higher cash flow because it was just a major pain in the neck.

It's a pain and takes 30 days, but it can be tracked if it exists.
