I specialize in multi family properties, but lately have been looking into and considering getting into flipping.  

Is there as much competition to get those as multi’s?

I am looking into purchasing a 5 cap multi unit/mix use property.

As for my thought @Jordan Hamilton the South Florida market on a whole is probably getting near the seventh inning stretch to reference baseball.I only hold SFR and that is my thought, I hear the multi-family game has been fully priced for some time now.In the end, if one is buying to hold long-term and generate monthly cash flow then as long as the numbers work and it cash flows positive it might now matter as much.Be sure to work those numbers though: vacancies, maintenance, etc.

I want to start getting more aggressive in my search for off market  SFR and Multi-Family's in the area I currently invest in. 

All of my properties are  mixed use or multi-family over 5 units, thus the commercial mortgages. 

This is my first go at multi-family real estate as I have mainly invested in commercial real estate and have used quickbooks to do that.  

We are currently in the market for a multi unit complex (8 or more units).
