Combinations can be handed out and it happens - with a Supra every access is logged so you at least have a better shot of knowing who was there and when.We stopped flat fee listings awhile back simply because people would show up, order the least expensive listing possible, and then not really know what they were doing.

Hello everyone,I'm a beginning real estate investor looking to enter the Indiana market with a buy-and-hold rental property strategy.

Here is what is bad: only about 1% of properties actually end up in the hands of the lienholder. 99% redeem the property at some point. 

I would've liked to hold onto it for the cash flow and to use the equity to purchase other properties but my wife and I sold it and got divorced shortly after.

Can you pick a market in NV or AZ where you could be a little more hands on?  

On the other hand, I'm thinking of using some of my HELOC as a down payment on an undervalued property.   

market sure is site specific.. bird in the hand though grab your best deal and move on.. there are always more deals for those in the bizz.. its not that hot out our way but we have 17 house's pending in our development all in the last 90 days when the preceding 4 months we sold maybe 3.. 

You can't get the best returns and also be hands-off as a first-time investor.

on the other hand if you buy entirely in cash it will absolutely cash flow. =)thoughts?
