I am listening to podcast and and reading the forums daily.

Passive income has always been my aim, and I'm understanding that real estate will be the mechanism and vehicle thru which I can achieve that aim throughout my next decade(s).I drive around residential neighborhoods on a daily basis and have begun "driving for dollars", or at least identifying potential wholesale properties.  

It's in a great school district and new house's are being built around it daily.

Your tenants are adults and don't need daily reminders.

I don't post often around here but I read these threads daily, and your advice is always spot on.

I look at homes thru the local sites and bike exercise to see the neighborhood daily.

@Leo Apostol you can also go to work on a larger real estate team, doing the running around/admin work for busier agents to get a good idea of what they need on a daily basis

Given we are in Houston aka flood is a daily topic, below is what we would do 1) Water/No water/Never/Ever doesnt matter ..

The benefit would be that your daily interest would only be calculated on the actual balance.Again this is not something easliy described in a post but I am happy to explain in a call if you like 

You get a Realtor to put you on a daily auto email for certain kinds of properties you want at below 70% of the average price/sq ft for the area or listings with certain motivated seller keywords.
