They should be able to tell you target markets of renters, local market conditions of purchasers/sellers....who is paying for what closing costs, etc.#6 Not having an agent on your side typically does not save the seller any money....just means her agent gets probably double. 

We then asked for concessions and seller financing given appraisal fell short from what was expected due to the condition of one of the properties (the 8 unit) How did you finance this deal?

I did not expect a diagnostic fees because contract starts today.They are charging me $250 just for diagnosis:-( citing it's a pre-existing condition.

The truth is you can and will achieve your dreams if you take action towards them consistently, and no market conditions will be able to stop that unless America falls apart or becomes underwater. 

I love the work I do but it just won't cut it for my family's future or the future condition of my body.

General condition issues like holes in the walls/issues with windows, broken flooring.

Also, the condition was a huge selling point, being owner-occupied it was in good shape as it sat, and simply needed cosmetics to turn this property around.

Ask the seller about the condition; has anything been updated, age of roof, hvac, electrical, plumbing, etc.

The electrical and septic (if it is in good condition) are a good selling point.If I were the buyer and really wanted that lot, the trailer and barn would not be a problem.

Cash-flow is hard to find with the current market conditions.
