The biggest motivation that i have is to not have my mom have to suffer with terrible health care like my grandmother did before she had passed away due to being on medicare the quality of life she had really bothered me. 

With only a dozen properties I don’t bother with actual PM software just good/cheap accounting software.

Does it bother you if they hound people immediately after a death to possibly get their hands on a probate property?

As far as water, we have never bothered, its cheap so labor involved with truly separating would be expensive plus any of the fees the water department is going to charge for additional meters.

The board has not bothered to come into our unit to listen to the noise - it seems they simply do not care.True that the developer may not know that there is a noise issue when they sold us the unit but this is one of the reasons I am posting to get advice on someone who knows about real estate law in california - mainly concering mechanical noise.
