@Joel Owens  its very much buried in the buy and hold mantra that buy and hold does not get affected in severe  market corrections.. and that people need a place to live etc etc.for sure there are markets that are much stronger than others.. but make no mistake.. hundreds of thousands of landlords got wiped out in the GFC.. and this was for a variety of reasons..

That may work at a REIA, where there is least some chance of people knowing the terms (though try asking people what they mean by "double closing" or "cash flow" and you may be amazed at the variety of answers.)
