Check to see if the house was built before 1978 and get some lead paint test kits (Home Depot, etc.). 

Some added info, I myself was sick back Feb/March and was in dire straights, all evidence says it was covid but testing was not allowed for covid at the time despite every other test coming back negative.

In today's environment you may want to stress test the deal to see how bad things can get before you break even just to make sure you are conservative enough in your estimates.

I'm not aware of any other personal development books that are as old as Think and Grow Rich but have stood the test of time. 

It started in one unit and when that was repaired, the pressure test did not pass so it looks like there is another leak.It's been 3 days without hot water or a stove and there is no resolution in sight.

I read that treated wood shouldn't be painted over until 6 months after buying or drying and these have been up for 5 years now, but I will have to do a test spot to make sure chemicals don't bleed through.
