What I'm getting at is that I know your right, I'm not disagreeing with you, but if I make a mistake I can learn from, it will help me more than if I never try at all. 

A mistake that many new investors make is they account for a 5% maint. 5% vacancy and 10% management.

Worst case full refund but no cancelation on your record for them to find somewhere else.

I would hate to see you having to file an eviction right after you purchase should something arise (worst case scenario).I hope this helps!
