The reason for changing the zones has to do with hard surface runoff, additional drainage provided, road grade changes, etc, etc that will effect flooding in an area.

I am not a multi family expert in any fashion, however I have brokered some larger deals in my day to those that are in the MF business and part of their due diligence was to spend a very good amount of time with PM's in the market place Not only to decide which one to hire but to get market data as we discussed above.

On the surface it doesn't look like there are very many investment opportunities out there that jump out at me that make sense.

muriatic acid should never be used full strenght on toilets tubs floors or any finished surface it will etch you concrete on driveways or garage floors. we use it to prep for floor paint. 30 yrs back i used it on a tub let it soak in while i did other things around the home came back a few hrs later to find the porcelin etched from the tub .metal pipes yes it will eat them up pex piping we only use pex for supply lines so if your pumber told you he replaced all the lines at home thats another story

I couldn't agree more, PLUS I just read a course yesterday (not bought) that only skimmed the surface of short sales...they are very detailed and not something you can give brief information on.

Why would you insist on sanding a surface that is well hidden by the vanity in this case?

More likely some kind of smoke or something they did in the rooms contributed to the sticky surface.
