I have several clients looking for the same thing - and they are more difficult to find - but a good realtor with access to the MLS is what you need on your team. 

On deals priced from $300k-$1M, you can be very successful in the 80% range (but not too much over that) assuming you have the right teams and systems in place.

Most of my resources and contacts are typically for SFR's and so I'm trying to put together a new set of team members and resources tailored to apartment buildings and one with which I can work with for a long time to come. 

I am planning on simply building homes as I have great contractors and architects already on my team, but am wondering if that's the best way to go.Realistically I could put 70k into a single-family deal, and 6 months and then immediately sell for 120-150k. 

I dont know of any teams or how a team would work with me.

We are looking to start with single family flips in areas that we are familiar with including Essex, Bergen or Hudson county.We would like to start forming a strong team to help make this possible - any suggestions or advice would be much appreciated.

I have a friend who is realtor and she is quite knowledgable about real estate investing and in fact finds homes for investors, brings contractors in to do rehabs and has a team that does property management. 

My team and I are working on a multifamily deal in New Hampshire.
