Over this time I have acquired my contractor team and have vetted them through my job as a property manager, figured out my strategy(Off Market/Deep buying) and location.

Stay hyperlocal and get a good team in place locally so you can recognize good people when you find them.

An even stronger indicator is that I am getting more and more orders to do BPOs (broker price opinions) for "banks".
