I would like to repurpose the property away from lodging operations which is not a consistent revenue generating proposition and into a long term land-lease agreement from any industry sector company who will use the building/land to fit their needs?  

Agriculture is the number one industry in PA, lots of apple, peach, corn, and livestock. 

There are two styles of PM contracts:X% of the GSI for the unit(s)X% of the rents collectedYou will find (1) dominates the industry and (2) is more fair BUT rare :sigh:

In fact we in the industry refer to them as "TOILETS".
