I am originally from Atlanta and the combination between the nature parks, cleanliness, and the friendliness of locals quickly convinced me to make the move more permanent in the Gulf Shores and Orange Beach markets.

In NJ, there is a great meet up called the NJ Flippers and Funders Meetup group that meets once a month in West Orange, NJ I believe.

Comparing an active business (ie. flipping houses) to a passive activity (long-term rentals) is an apples/oranges comparison.

A lot of military investors out there, you will have a leg up if you can get in touch with the base and directly provide housing for them.

It’s a process and a lot of work but from what I understand if you do all the leg work in advance, investors are more willing to partake once you show them the package and profit:) 

They provide the money, you provide all the leg work and ongoing management.But more importantly, you need a plan that follows a strategy something like this.
