There are event hard money lenders that will lend you the entire nut for the purchase and rehab, just pay them a portion of the property value once your build out is done and you refinance to a permanent loan.

I also don't charge a fee which I tend to believe I should.I never use to get a deposit but I am finding that I am only hurting myself by allowing that tenant to continue to shop for homes while there application is under review.Thanks

They use the account information to have checks printed or make electronic payments beyond the limit of the account, after priming the account with deposits for a period of time to get it into a state that the bank tends to view as seasoned.
