@Tyler Goulden I really like Brian Murray's book and don't find it lacking at all.

Rent control leads to blight, bad tenants (and bad neighbors) not being able to be evicted, lack of investing, no new development of affordable housing, and contraction in cities

@Dylan Vargas I am a really well traveled individual and I speak spanish so as a newbie investor the most frustrating thing for me was not finding the deals or getting information from people - it was the lack of mortgage and funding options available to an american who wants to buy in Costa Rica.Since I don't have an already existing real estate business or domestic properties I could sell or leverage to buy a property down there we had to use a combination of cash, private loan and a signature loan from Well's Fargo.Mortgages are technically possible to get from Soctiabank in Costa Rica but they require 50% down and can take a really long time to approve.

Sorry for my lack of posting, but I have spent the last week tearing out a 2000 sq. ft. lawn and reseeding it.

Consequently, I'd imagine their offer will be risk-adjusted for that lack of information.

@Jay Hinrichs I am not sure if I am understanding your replies here, which may be due to my lack of knowledge and your abundance of it on this subject, but it seems like you don't think this is a good way to go yet you run a website that is dedicated to reviewing turnkey providers which seems to make no sense to me. 

You can get into a situation where you lose more because of lack of rental income because of a recession or job loss.  

You're not comparing apples to apples...on many fronts:  1 - Cash on Cash Return is based on only the first year of investment. 

I know answering the phones live would be my best option, but due to lack of time and wanting to scale I am looking to create systems and this is a very important step.Thanks in Advance!

@Mindy Jensen I'm extremely predictable in that I fly with United (to where I invest) and I rent a Ford Explorer (it has Apple CarPlay) from Enterprise.
