I've been finding myself in Birmingham a lot more frequently as of late (non-real estate related).

They also frequently pick certain vendors which sone of those you are allowed to shop for (survey, etc).  

Frequently your older relatives have savings, etc.  

The location determines all long-term income characteristics.

But curious what those common themes or characteristics that signal what type of partnership structure makes sense ? 

What would you recommend looking out for (characteristics, credentials, etc. they should or shouldn't have)?

In fact, when looking at occupied multis to buy, I have frequently been shown leases with addendums clearly stating that the tenant is paying an extra, say, $200/month for the unit, above what Sec 8 is paying. 

The chart in that article goes as far as 8/2020 so the current numbers are likely different.The metrics for what a high risk loan are "A high risk loan has at least two of the following characteristics: a loan-to-value (LTV) ratio higher than 90 percent, a borrower debt-to-income (DTI) ratio above 45 percent, and a borrower credit score below 680."
