@Jake HillAlso realize if you form a separate property management company then you will also be subject to all the licensing, fees etc associated and required within the state.I agree with the others.

If it’s too good to be true, it 100% is. 100% agreed.Bought my first ever US property in Rochester, NY while I was still living in Australia.Lost m A$$ because I trusted the wrong people and didn't have the right team on the ground.Been plugging away in Toledo since 2014 and the people factor has been and IMO always will be an issue in tertiary markets like a Toledo.Online stats and demographics are always sexy, so many janky operators use these online figures to scam investors out of $$$.The great deals with great numbers can always be found, but finding great people on the ground is key to anyone's success and should be by far the #1 focus (Even before a specific market is considered).Much success 🙏
