At this point I feel like this is what I am dedicated to, I would rather take a risk with the money I save up rather than just being content with it and continuing a normal job for 35+ years.    

Do you have any suggestions for how to find / reach out to property managers in an out of area situation & are they typically the property managers that are part of your 'team'?

Looking to team up with a Realor to create a funnel for deals.

My team and I use bandit signs and we get calls.

:)This is why I just cringe at the thought of people thinking they are going to save a few grand in these neighborhoods building their so called team and doing remote rehab.. its tough enough when you live there much less trying to do this from across the country.. 

It's hard operating without dedicated representation but it can be done.

Next time, I will have a team and we will do the work for half the price!
