First Real Estate Deal

Hello, 

i might be wrong here, as i actually don't live in the States but in Italy.  

I just wanted to share my first almost closed Deal on a Real Estate Property. 

I found a 2BR/1Ba but when i calculate my return investment of 7% and set myself an max. limit, i was overwhelmed by the approach of the Agent.  Basically he made the offer for me and told me, i am not in the position to bargain about the price!!

He told me that if i want my 7% return, i can simply rise the rent of the currently renter, that will remain with a 3 year contract in the property. As i run my numbers again, i actually signed a offer contract and left a 2k check with it. 

The Seller accepted my offer and the bank finally accepted my "pre-contract" after 90 Days. 

I am still upset about this Agent but i am sure i made still a got deal with this apartment. 

I Would like to hear about you experiences with Agencies. 

As well i am really curious to hear if anyone is actually living in Europe or has any Real Estate Properties in Europe.
