I've probably got this wrong lol.This law is gonna catch flippers out bigtime considering how few pull permits let alone use licensed contractors.Interestingly enough many think it just codified exclusive common areas in HOA's.I'm really hoping some lawyers and more contractors chime in on this thread.

one thing to note is that interest rates on DSCR Loans (very common option for STRs) in Alaska are going to be a bit higher than most other states since the state has a prohibition on charging prepayment penalties (one thing to note if you are exploring this as financing option)

Second issue is that “wholesaling” as the term is used now is NOT investing; at the low level operation it’s a JOB as an unlicensed real estate broker; at the high level it running a FULL BUSINESS operation.
