I see conversations all over BP talking about cash flow and it gets very misleading and confusing.

For example, who is responsible for snow removal, you or the tenant, how long can they have a guest until the guest is considered a resident there and should also be paying rent, you encouraged the tenant to get renter's insurance because you will not be responsible for any damaged or stolen items, etc.

For those of us who are long term holders of real estate, very expensive items will come up. 

The tenant dodge for the first 10 days of the month, then said they were moving out.The property appears abandoned, but some personal items has been left.  

I purchased a whole bunch of real estate books to learn all the basics so I can engage intelligently in real estate related conversations and plan to join a local meetup group today. 

This question come from a conversation with a friend of mine who is also starting to plan some RE investment strategies.

Mark,If you have passive investors, I'd encourage you to at least have a conversation with a securities attorney.Your alternative is to give others some sort of tasks (big or small) to ensure everyone is active.Originally posted by @Mark Robert:@Alina Trigub in your experience, would you need a securities attorney specifically if you were the General Partner managing you Limited Partners money?
