@Carlos Almeida I have helped a few clients start out house hacking who have around that amount of capital It is enough, although you have to be very selective of your property and your area.

Not having an answer ready could turn a client off and cause you to lose a sale.So, as a consultant, you need to do your homework before taking client for showing or open house.

Fortunately most are from clients who setup plans elsewhere and then contacted us once they got in trouble, and not our own client base.

You'll also get a good feel for who knows what they are doing and has the client's interest in mind, and who is just selling a product.

most banks or HML wont fool with that low of loan balance.. local banks will for local clients.. but rarely for those that live out of market. too big of risk of failure in those low values assets.. they know the risks.
