If all goes well, a purchase this fall or winter is in the cards. 

I noticed water coming through the frame of the patio door (kitchen area) during the winter when snow melted but it was minor and i noticed the wood floors in the kitchen were damaged when we looked at the house and thought it was easy fix to get them restained.

Anyway... in the sunshine states I see it being pretty cool  Not so much up here in Orygun.. like this winter we had 85% cloud cover for 3 months.. 

The tenant claimed $1500 in stolen goods and damages, among them a leather coat worth $850.

My guess is with a long vacancy season and winter expenses it is not a high profit location but I don't have personal experience.

My husband is a contractor in Sandpoint, Idaho and we have long, long winters so work becomes scarce for many contractors during those months and some may agree to cut their fees if they need to stay working.

If it's cold and snowy you'd be shocked at the number of people who come to Ober to ski during the winter!

tenants should be responded to otherwise they may not report more serious problems buy a one of those portable AC units and offer them to tenants who can't wait those 2 days a little sympathy goes a long awayYes, the running water is different by law since  landlord must provide "functioning facilities for heat during winter, running water, and hot water."

They will use the oven to heat the unit, open windows in the winter, leave lights on and water running all the time etc. 

The association members (all land owners who access their land via subdivision roads) contribute a set amount yearly (I think it was $125 last year) that covers the winter plowing and spring maintenance (I've been doing that work).
