When looking at neighborhoods the main test for us is would we want to live there for 1-2 years?

If you are looking for the most extreme distress, look in the Southeast, and look at markets like Atlanta, Tampa, Houston, Austin, and Charlotte.

I'm looking at investing in land development with them with 14% return.
