Plenty of people capable of the work, but they may not share your urgency or they may not be licensed/insured, etc.

They work for commission and so it is easy to understand that is where their sense of urgency will be -- getting their deals done.  

I’m in construction & managing my own properties so when it comes to my own homes management, I don’t approach it with the same urgency as the assets that pay me.

I called the inspector and asked him a bunch of questions about the things he reported... he was patient in answering my questions but i'm not sure if thats the norm.Also he didn't tell me exactly what needed to be addressed immediately per say but I was able to gauge the urgency of certain things based upon him explaining some things further.

If not, there's definitely no urgency to refinance.

If you pay their fee up front, where is the urgency for them to perform?  

It took them a while but when they finally find a property and Weaver the closing till the investor close on their home. this guy knew they urgency to close he kept asking for credit to lower the price.

They still feel the current real estate market is still thriving, which doesn’t show much urgency.

It makes them much simpler to manage, and people tend to apply sooner since it creates a sense of urgency when they see that they have some competition. 

By making it one day after the weekend, that imagined urgency will make them commit a little faster to that offer.
