I don't like tile or uncovered hardwood floors throughout, especially in multi-units do to the noise factor.

Just call him up and ask him to clarify these points that your screening process uncovered. 

It seems like a combination of nice areas that are overpriced and not so nice areas that I am too nervous about getting into.  

I really thought this was a helpful environment; everybody seemed so nice so far. 

One would not have uncovered the issues we are talking about here with any typical inspection unless they actually take down the fans to see it, or if the attic is accessible and they crawl all over it.The typically do my own inspection before purchase and as a rule I open at least one wall box and one ceiling box in each room in the process just to see what I am dealing with.

The tenants kind of don't have a choice, I could ask to receive the property empty, so nicely explaining to them that I'm going to screen them and then transfer the lease doesn't sound unreasonable to me.  

Your in a not so nice position.I would find out what the charge is for early lease termination with your landlord so you have that in your arsenal for future reference.
