So @Jay Hinrichs and @Marco Santarelli , my numbers are not as extreme and I want to point out a little subtle difference between what some investors do.  

Does anyone else experience these advantages or believe that House-Hacking has other advantages that are more subtle than the obvious financing ones?

Paperwork is paperwork... but everyone brings a unique flavor to their business.

This way they pair together.Whether you go cool or warms tones you want to be as subtle as possible with it.

I also don't think it's good practice to antagonize people you're soliciting to, even if you think you're being subtle. but hey, that's just my opinion. 

There may be subtle differences for a property I know will be a BRRR vs a flip.

A few creative ways to boost COC:1) Boost NOI - I know this may sound obvious but I have a subtle point.

I've had friends who were assault survivors and victims of various levels of discrimination; from subtle to blatant.

It is more of a "professional grade" flavor to it but hey are an awesome group for sure.

The trend I see happening in our reddit-mania times is that if a city makes a "top" list you've got some short(ish) amount of time before the returns that originally made that city hit the list are inflated away.Instead, I'd recommend watching the subtle moves of our economies and noted who the weather losers and winners are over the next 12 months.
