Those two words make me shudder.Regarding competition: at the larger size end multi-family (100 plus units) you will be in direct competition with the high rollers. 

Would a tenant paying top dollar be more of a headache than one trying to skate by and happy to find a "deal" in this intense market? 

Sometimes people are not realistic about their budgets and 2.5xrent with 4 kids is skating on rather thin ice imo.

I agree with the previous posts--if you had a water main line break, you'd have a swimming pool or skating rink in the front yard.Also, just because the water co looked on their computer and said your service is on does NOT mean that some service tech didn't make a mistake and shut off your line at the street instead of your next door neighbor who didn't pay their bill. 

@Cody it is a predominately black demographic area and yes it too is in the cities "Steam roller" path in way of progress!

I had purchased my first multifamily property the year before and really enjoyed getting the monthly checks (as opposed to the roller coaster of fix and flip/ wholesaling).

In a crazy COVID world one shortage I didn't see coming was EPDM Roller Rubber Roofing. 

That's why our money is out of state on a merry go round and not local on a roller coaster! 

I crammed that emotional roller coaster of an education into the first 3 weeks of my real estate investing career.
