My wife and I started a business a few years back that's generated a nice bit of residual income, and it opened our eyes to the power of investing time and resources in a growing asset. 

Could be a great way for them to still get residual income with none of the headaches of ownership (i.e. tenant calls, maintenance, etc). 

I have approved people with DTI's over 70%, because the VA is more concerned about residual income (the amount left over each month). 

Pocketing my money and taking out charges for themselves, and occasionally send me the residue.

Ex. the wood-burning fire place was rated a 1 due to residual ash and rusting iron firewood holder.

What attracted me to real estate was the idea of investing money into deals to produce high ROI and residual income while I continue to study and to build up my financial life to have a legacy to pass on to my future children.

Then the investor can essentially sell our service to the buyer who's going to rent out the unit as an alternative to needing a property manager for the recurring maintenance issues in the future.The investor would also get a lifetime residual on the people who use our service so they would continue to see an income stream from the flip for years after they have already sold the home.I would love some input on this idea, I think it's an awesome opportunity for those looking to increase their capacity to sell more homes.
