Their ability to recover their money should you default is much lower in this position.

Most can't and that's where money is often spent unnecessarily.

The ones I've found have the best value were ultimately side-hustles for the founder, and they were making most of their money from their real estate. 

Investment Info:Single-family residence fix & flip investment in Indianapolis.

we can do it not rented but rate will be significantly higher. easier and more cost effective to rent it. unless the bridge money needs to be paid back asap or you need the funds back to buy more, then a cost analysis needs to be done. personally id get it rented at market rent or a touch below if time is a factor. 

I would not buy on a land contract (maybe a piece of land but not a residence) but have owned them in the past (we bought them on secondary market).Way too much risk as the borrower - see the post I made yesterday in the note investing section where a homeowner gave someone a land contract and still sold the house to someone else.

@Shiloh Lundahl - The real estate investing ecosystem seems to have been hit very hard, in terms of interest in in-person events, absolutely.
