EPDM is long lasting, easy to install but comes in Black and white option only whereas GAF self-adhesive Modified Bitumen option has more elegant and attractive way as it comes in different colours. in terms of durability i would prefer EPDM method.

Buy the paint for them, provide them some guidance on using neutral colours only, have the tub replaced, and thank them for being a paying tenant for 13 years - it will be good for the relationship and you’ll have a happy tenant who will care for the home and will likely stay another 13 years...

If they are only on one or two walls, get a paint colour that is as close of a match as possible and paint just those walls.

Before I choose any duplex properties in Minneapolis it looks like the recent reversal requiring (I'm putting it delicately) landlords to house Section 8 tenants was reversed.I'm not keen on the idea of being forced to accept tenants just because they receive Section 8 vouchers.Any current landlords in Minneapolis out there that are dealing with this?

@John Stevens  If you are that worried about the floor, you should be able to get something to touch up that spot and make it a similar colour as the rest of the floor.

If the tenant did a good job painting the rooms in a colour that works, leave them that colour
