Hi everyone - I'm an investor in the Saint Louis Missouri area. 

After voicing that I will be hiring an attorney and filing a compliant with the Utah Division of Consumer Protection all my ad spend was cut off without warning to make it look like I violating the agreement and I was also locked out of some areas CRM system.

Prior to viewing with clients, I am usually have an idea of the general area, vacany rates, market rents, and property types that suitable for LTR.

Land is finite in many of these desirable areas.  

Just my 2 cents.Hi Scott,- I utilized the brokers information and then did my own research in 1 bedroom comps around the area and the 2025 Small Area FMRs for the county which are $730 for 1 bedrooms.

We are a great fit for beginner investors.
