I need a couch, table and chairs and all the small things.  

They often start really good, and the next thing you know, we find out they're asleep on the couch in a client's home.  

Anything is possible, but being successful as an agent under 30 is incredibly hard, because clients usually don't pick agents that are much younger than they are.Always sail with the wind, it is easier.Getting into sales at a young age is a great idea, but I think you'll find it much easier (and make more money) doing something where your age is not in your way like flipping couches, washing driveways or selling lawn services.

Is there enough couch seating for that many people as well?

I would recommend having a queen bed at least with a pull out couch or futon. 

Do you want to strategically place your spotlights were you would think people would have their couch, TV, kitchen cabinets, and other strategic places throughout the property.

I know people making $20k+ months couch flipping and investing in vending machines.

"no, I don't live here sir, I just come here to work and think most afternoons, then I go and couch surf at a friends house".

It is a lot to ask of friends and family to couch surf for several months-a week or two, perhaps.
