I recently purchased my first duplex in Peoria, AZ in September and I am using it as a house hack where I rent out one side and live in the other.

Experienced developers, could you tell me how the process/financing works?

There are a ton of complexities with properly repairing a fire damaged house....they sell really cheap for a reason.

Especially as you start to get a little further outside of downtown.Plenty of opportunity to get equity with the housing stock being so old and a lot of properties needing to be rehabbed.

Building a portfolio allows you to gain experience, develop systems, develop your own approach to managing properties etc.

House hacking can work with an FHA loan, as rental income from other units might help you qualify, but be sure to consult with a lender or mortgage broker to explore flexible options based on your unique situation.Good luck!

The mold house would only be a good investment if you can buy it at a low enough price to cover the necessary renovations.
