Except I don't want to run this so bring in a property manger to run at maybe 12% profit less for investors though if he keep place running and people occupied then it is just collect cash for investors. i would live there rent my 3 rooms get 5% for bring people together.

When you go to court the referee will look at each of your information so bring what you have, receipts, copy of your email, photo's if you took any  his decision is mailed so you won't know until about 2 weeks what happens.I didn't find the clause as per how long she has to dispute not getting her deposit returned, I thought there was one just not sure at this point.

From what I can tell, an LLC is taxed at 17% to 25% of the profit and a single person owner is taxes at 28% of rents collected (with the ability to charge back some expenses).I found this article in UniPlaces helpful - http://portal.uniplaces.com/pt-pt/imposto-sobre-rendas/ .I still have a lot to understand about the REI and perhaps I am missing something.

I am concerned about them looking after the property but from a practical standpoint I am concerned that if the place was a complete mess it would interfere with showings during the notice period and so bring about lost rent due to vacancy.
