Plan to complete a wholesale by January 2017 and buy a cheap property for myself to househack by July 2017.My full time job in the IT field pays well, permits the autonomy to study and browse the market.

Sometimes this is not as straightforward as it seems...on these small multifamily units the appraiser has autonomy on the valuation...so they may look at comparables and use the income approach...if they consider the property "non-conforming" or "unconventional" you may hit a roadblock despite being able to show operating income that suggests the value...

The autonomy and ease was awesome as I hate bankers.

(I managed my first rental myself, and still do.)So far, the property manager I hired has acted with more autonomy than I expected.

Also some people desire battery backup for reasons like critical power loads that can not be without power for even a fraction of a second such as life support systems/ important electrical equipment, or "preppers"/survivalists that desire full energy autonomy for peace of mind, or locations prone to power outages where people work from home and require reliable power, etc.

Just be extra cautious to keep your financials and structure intact or a court judge could theoretically 'pierce the corporate veil' (a decision against honoring the legal and financial autonomy of a corporate entity) and hold you personally liable for whatever legal issue is being raised which could put other (or all) other properties at risk.

I'm learning the ways of UDirect so I can move towards more autonomy.

I went with a fast growing local brokerage - love the autonomy that allows me to do as much or as little as I want from a production standpoint. 

@Taylor Reichert I was working 60+ hours a week with a day job, had alot of autonomy.  

So speed and autonomy were my major motivators.
