So, I don't want to expand that tool beyond what it is today.1) If anyone out there knows of such a dashboard for a small investor (I have 5 commercial leases and 14 residential), please share the information on where I can buy a template.2) If any of you are interested in working together to develop this tool, I am happy to meet and build a wish list for features that we can divide up the work and complete it faster.

Typically, what I've seen is 1-4 is considered a residential loan and falls under Fannie Freddie guidelines.

Rates are between (10.25-12.25%), but anything over 3 points is high unless you are using a broker. 8-9% would be true private money, or they are operating in the residential space.

We remedied the situaiton by installing 1 mini-split on the lower level.At another ranch house with boiler heat, which the previous owner had updated with a newer high efficiency unit shortly before our purchase, we added central air with the entire unit and all the ductwork in the attic.

For instance, Sedona AZ has a limit of 4 unrelated adults living on a residential lot, so PadSplit won't work there.
