Network in person, see if they have a publication where you can post your deals and what you are looking for, and if there is a larger annual conference for investors locally consider getting a vendor table to talk about your business and what you are looking for.

My point is this, I am actively involved/advising this investor, providing local vendors contacts (handyperson, surveyor, painters, etc) and I "don't wait for them to call me", I call them weekly. 

Neither Tardus nor our coaches accept commissions from vendors.

I'd say we have found most by word of mouth, CL, or vendor truck advertising.

My best understanding from talking to reps is they have one local employee (in addition to vendors like cleaners, landscapers...) per 10 listings/properties. 

When asked for a reason why he can’t pay now, he has stated “I'm one person trying to resolve over 6000 invoices for vendors, utilities, fees, etc for 100+ owner portfolios.

A PMC is great to use not only for all these items but also really being a trusted source for vendors too etc.
